But how much investigation goes into the neighbourhood you’ll actually be living in?
UK property-tech start-up Area Autopsy believes checking the area should become just as routine as checking the house.
Its new online service costs just £1.99 per report and carries out 47 graded checks on a UK location, helping homebuyers and renters discover more about an area before making a potentially very expensive commitment.
The checks cover subjects including crime, schools, transport, housing, local amenities, the environment, demographics, parking, accessibility, noise and other factors that could influence someone’s decision to move there.
As Area Autopsy co-founder Zaradan Rumbelow points out, there’s an important distinction between a property and its surroundings.
“You can change the kitchen, decorate the bedrooms and replace the bathroom. You can’t move the road, the railway or the neighbourhood.
“We want checking the area to become as normal as checking the house.”
Importantly, Area Autopsy isn’t attempting to label neighbourhoods as simply “good” or “bad.” What makes an ideal location is highly personal. Excellent transport connections and a bustling town centre might appeal enormously to one buyer, while another might prioritise peace, quiet and fewer people.
Instead, the reports are designed to highlight information users may wish to investigate further.There could also be benefits for the rental sector. Giving prospective tenants more information about an area before they sign up could help them decide whether a location genuinely suits their lifestyle.
For landlords and letting agents, tenants who have researched an area before moving could potentially mean fewer avoidable early departures.
“We’re not trying to make the decision for people,” explains Rumbelow to That's Business. “We’re trying to give them more information before they make it.”
With no subscription required, the £1.99 price is deliberately low. Area Autopsy hopes this will encourage buyers and renters to make an “area check” another standard part of moving home.
The service is also working with property professionals interested in offering the reports to their clients.
Considering someone might be preparing to spend £200,000, £300,000 or considerably more on a home, £1.99 to learn a little more about what surrounds it could be money well spent.
Area Autopsy’s message sums up the concept neatly: “Don’t buy blind.”
